Most people think you only talk to a real estate agent when you’re ready to jump into the market. That’s just not true, and the assumption quietly costs you time, money, and opportunity. The smartest moves you can make today have nothing to do with being ready to buy or sell yet. One of the most common things I hear is “I’ll reach out when I’m ready”, but if you wait until you’re ready to make your move, you’re already behind.

Consider these five reasons to start the conversation early.

1. A good agent becomes your personal market advisor. Real estate markets shift constantly; inventory, prices, and interest rates are always moving. When you’ve got a trusted agent keeping you informed on market trends and up-and-coming neighborhoods, you’re ready to act with a plan when the moment comes instead of learning everything on the fly. That ongoing read on the market is something you can’t manufacture overnight once you’re already in a hurry.

2. You’ll know realistically what you can afford and target. I can connect you with a lender, and getting pre-approved is an important first step, long before you ever put an offer in on a home. You want to know what your monthly budget can comfortably handle and what your expectations should be before you make a decision this big. Being an informed buyer matters enormously when you’re making one of the largest investments of your life, and it’s the kind of homework you want done early, not the week of, when you’re scrambling to make the numbers line up.

3. The best opportunities don’t wait. Coming soon listings, pocket listings, and deals that never even reach the major sites are exactly the kind of thing agents hear about through their networks first. If you only call when you’re ready, a home can already be pending and gone, or you might miss a property that never officially hit the market at all. Those relationships unlock open-market opportunities that buyers on their own simply never see.

4. You’ll be a stronger buyer or seller when the time comes. Buyers who’ve been working with an agent are pre-approved, educated, and decisive. Sellers who’ve had early conversations already know what to repair, what to stage, and how to price. That preparation translates directly into better outcomes, stronger sale prices, faster closings, and far fewer surprises along the way.

5. An early conversation is built around your timeline, not a transaction. A great agent isn’t going to push you toward a deal you’re not ready for; their job is to serve your timeline, not their own. An initial conversation can save you thousands of dollars and a lot of stress down the road, and it’s how you get a real plan in place before the pressure ever starts. A real estate transaction is the biggest one most people will ever make, and you don’t want to be making it under a deadline.

The best thing you can do for yourself is find someone you trust to guide you through this before the process even starts, and to stick with you long after closing.

Start the relationship now, ask the questions, learn the market, and when the time comes, you won’t be scrambling to catch up; you’ll be someone with a plan, a team, and a real advantage.
